New to home buying? The top five things to ask when buying a house

Buying a new home is such an exciting time! Picking furniture and planning colour schemes while counting down to the big day when you finally get handed your keys. Of course there’s a few things to familiarise yourself with along the way. Deposits and mortgages are new territory for everyone at some point but there’s plenty of support and guidance available to help new buyers. Sometimes you just need to know the right things to ask, so we’ve put together our list of top questions from our buyers!

  1. Do I need to pay Stamp Duty?
    Here’s the great news! No! If you’re a first time buyer and you’re buying a house for £300,000 or less, then you won’t pay any Stamp Duty at all on your new home. For extra guidance, the Government also has lots of helpful information and a Stamp Duty calculator here.
  2. What is the house made of?
    Bricks right? Well yes, but there is so much more to a home than meets the eye. Understanding what materials are in your house will give you assurance that it is built to last and that it’s been built responsibly. Countryside’s homes are built using timber frames that we manufacture here in the UK. The timber is responsibly sourced from Sweden, where three trees are planted for every tree felled. We also have zero waste to landfill from our timber frame manufacturing, which is really important to us. 
  3. What’s included?
    This a great question and one we love answering because our enhanced specification comes with every Countryside home. Not only do our kitchens come with integrated appliances and our bathrooms with stunning suites and beautiful Porcelanosa tiling, but unlike many new build developments we have a host of added extras and finishing touches that come as standard. These include turfed gardens, smoke detectors and intruder alarms, USB charging points, chrome sockets and chrome LED downlights.
  4. What utilities does the house have?
    Electricity, gas or both, it’s important to know about your utilities and roughly what you can expect to pay in your new home. Whether it’s because you’re cost cutting or you’re environmentally conscious, greener living is becoming more important for everyone. We are very proud that our homes are designed to reduce bills, improve air quality and limit carbon emissions. And if you lived in one of Countryside’s three-bed homes compared to a similar sized 1930s property, you could save a huge £1700 a year on your heating, lighting and hot water bills!
  5. Will my home be under warranty? 
    This is really important to us and to our buyers. We want to give our buyers assurance that they are paying for quality. Countryside’s New Home Warranty is designed to give our buyers’ confidence that they are buying a home that has been built to a high standard of quality. All of our homes are built to the National House Building Council (NHBC) or Local Authority Building Control (LABC) standards and are subject to the 10-year warranty.
